What a boiler service covers

A proper service is a long way from a quick tick-box once-over. I work through the flue, the combustion figures, gas pressure, the heat exchanger, seals, every safety device and the controls, then hand you a written record before I pack up. If anything's worn or borderline, I'll say so plainly — and nothing extra gets done in your home until you've agreed to it.

I'm Gas Safe registered, and I've been servicing domestic gas boilers for over 25 years. I work on all the common makes — Worcester Bosch, Vaillant, Baxi, Ideal, Glow-worm, Viessmann — and I carry a written service record for every job.

Flue and combustion check

I inspect the flue for damage, blockages and correct termination, and test combustion efficiency with a flue gas analyser.

Gas pressure and flow rate

Mains pressure and working pressure are both checked against the manufacturer's specification.

Heat exchanger inspection

I check for sooting, cracking or signs of corrosion — common problems on older boilers that can affect efficiency and safety.

Burner and ignition

The burner is inspected and cleaned where necessary; ignition and flame pattern are checked.

Safety devices

Over-heat stats, pressure relief valve and other safety controls are tested to confirm they're operating as designed.

Seals and gaskets

I check all internal seals and the flue connections for deterioration.

Controls and programmer

I check that the thermostat, programmer and any zone valves respond correctly.

Written service record

You get a written record of what was checked and the results, which you'll need if you ever make a warranty claim.

CP12 certificate (landlords)

If you're letting a property, I issue a Landlord Gas Safety Record at the end of the service. This is a legal requirement — it must be renewed every 12 months and given to tenants within 28 days of completion.

Why it matters

The case for a yearly check-over

A boiler that hasn't been serviced tends to run less efficiently — small faults and a build-up of combustion debris both affect performance without triggering an obvious error. By the time you notice, energy bills have crept up and a minor problem has had 12 months to become a larger one.

More importantly, gas appliances need to be checked by a qualified engineer on a regular basis. A faulty flue or a failing heat exchanger can put carbon monoxide into a living space without any obvious warning. A £200-a-year service is a cheap safeguard against that.

Most boiler manufacturers also require annual servicing to keep a parts warranty valid. If you're still within a warranty period, check your documentation — skipping a service can mean a claim gets rejected.

Common questions about boiler servicing

How long does a boiler service take?

Most standard condensing boiler services take between 45 minutes and an hour and a half. If I find something that needs attention, I'll let you know on the day — I won't start extra work without agreeing it with you first.

How often should a gas boiler be serviced?

Once a year, ideally at the same time each year so it doesn't slip. Many people book before winter to make sure the system is checked before the cold weather arrives.

Do you service all boiler makes?

I work on Worcester Bosch, Vaillant, Baxi, Ideal, Glow-worm and Viessmann, which covers the large majority of domestic boilers in Mid Devon homes. If you have a different make, call and I'll tell you whether it's something I cover.

I'm a landlord — what do I need?

You need an annual Landlord Gas Safety Record (CP12) carried out by a Gas Safe registered engineer. I issue these at the end of the service. You're legally required to give a copy to tenants within 28 days of the inspection, and to keep a copy yourself for at least two years.

Can you service a boiler that hasn't been serviced for several years?

Yes. I'll carry out a thorough inspection and let you know the condition of the system. If there are parts that need attention, I'll explain what and why before doing anything.

Do I need to be home for the service?

Someone over 18 needs to be present to give access. The appointment slot I book with you is a fixed time, not a four-hour window.
